Home Inspections in Niagara, Hamilton, Halton, GTA – mold, Asbestos and radon inspections across Ontario

Move-In Certified™

Are you selling your home?

Let me inspect it before you even list it.

A Move-In Certified™ home which has been pre-inspected, means that the seller can confirm that there are no major systems in need of immediate repair or replacement, and no known safety hazards.

A Move-In Certified™ Seller Inspection informs you of any defects or problems with your home so that you can address them before prospective buyers discover them.

You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith.

Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home pre-inspected now.

A Move-In Certified™ Inspection also gives you grater marketing for your property.  A Lawn-sign showing that you have the confidence in your home to have it inspected prior to selling.

I provide 5 pre-bound copies of the Inspection Report for you to leave at open-houses.  You can purchase more if you need.

I also publish  the reports online so your prospective buyers can navigate to the report just by scanning a QR code at your home, which we also supply for you as a sticker so you can put it where you need.

What happens if I find a lot of issues?

As an inspector, I am going to do my best to give an honest and thorough inspection of your property.  It is likely that I might find issues with it.  This is where a Move-In Certified™ inspection really pays benefits.

As a Seller, if a Buyers inspection finds issues, you are faced with a choice, accept the leverage that inspection puts you under, or lose the sale.  That leverage could require extensive repairs on your part, or a big reduction in the asking price.

With a Move-In Certified™ you can be present at the inspection, I will ask you questions about items I see, and you then have advance notice of these issues.

You get to see the report in full BEFORE it is published.

You are in control of whether I publish the report as it is, or if you’d like to fix the issues, and then have the home re-inspected.

Re-inspections will cover the whole property again, but I recognised that this is a second inspection for the same client, and as with a second Buyers inspection, i offer a discount.

Even Realtors are realising that this is the right way to go.  Check out these videos.
