It is important, before listing or buying a property, that you ensure you have as much knowledge about the property as possible.  This allows you to make an informed decision.

If you are listing: the ability to know of, and fix if desired, and defects, allows you to ask the right price for the property, and defend the price you are asking.

If you are buying: knowing the condition of the property assists you in the long term planning of finances.  Purchasing the property is only the first step.  Knowing that you will be able to afford to run and maintain the property so it’s value appreciates rather than declines is as important as whether you actually want the property in the first place.

While your realtor can do much for you, including finding a property that matches your preferred criteria and purchasing budget, only a fully qualified, professional property inspector can help you identify items that might require extra budgeting.  The inspection can give you the information to determine if the property really fits all your needs and budget, or if other decisions and negotiations need to take place to make the match.

Recent market forces have led people to believe that having a property inspection would mean losing the property.   The have purchased without any conditions and are only now realising that that home they over-paid for, may now cost them even more in undetected defects.   Some are even finding that the property is now outside of their budget and may have to consider selling, usually at a loss.

Residential Inspections

All of our Residential Home Inspections are a thorough visual inspection of the accessible areas of the Exterior, Roof and attic, Foundation, Structure, Plumbing, Electrical, HVAC systems. Inspections generally take 2 to 2½ hours, depending upon the size, age and condition of the property.   A full online report including photographs and videos is provided usually within 24 hours of the completion of the inspection.

Additional services, large properties and poor conditions may increase this time.

We offer 12 months free advice for homeowners who proceed with a purchase to ensure they have independent information before calling on a contractor.

Our inspectors use tools to check for high-humidity levels, gas leaks, and can provide you with the tools for you to accurately measure the room sizes during the inspection.

We also employ, as an option, Infra-red thermal imaging, as needed, to assist in determining leaks at the time of the inspection for possible insulation deficiencies.

Clients are advised that an FPPI inspection is also an education for you to understand your potential home better, and we recommend you accompany the inspector at the inspection and ask any questions, you have, that concern you.

Our inspections also include all accessible areas below grade, furnished or otherwise.   This is why the sizes we quote for may be different from those on the listings which only include space above grade.

Be sure when you are booking you inform the inspector of all outbuildings, in-law suites and multiple kitchens.  It is important that we ensure one poorly specified home inspection doesn’t impact our other clients.

WSIB registered home inspectorAlso be aware that in Ontario residential home inspections where the client is not intending to move themselves or an immediate relative into the property, or the inspection is paid for by a company, realtor or non-related third party and classified as Commercial Inspections.  This is an important point to note, as not all Home Inspectors are qualified to perform these types of inspections.  Using such an unqualified inspector could leave you and the realtor liable to financial penalties from the Workplace Safety and Insurance Board.  Future Proof Property Inspections are registered with the WSIB and are fully compliant for these types of residential inspections.   Again, you should notify us in advance of such an inspection so we can ensure the relevant administration is performed and you receive a WSIB clearance certificate for the inspection prior to it commencing.

Commercial Inspections

We provide Commercial Inspections that support the business needs for residential investors,  commercial landlords and corporate relocation.  Providing commercial inspections to industry recognised standards that range from a Property Condition Assessment walk-through, to full detailed component by component assessment.   Fully WSIB registered and compliant we ensure you are protected from the regulatory costs of employing a commercial inspector.

We inspect residential properties that are being purchased to flip or rent; Commercial residential buildings and mixed residential/commercial use buildings, factories, warehouses, condominium buildings and even hotels and motels.

Because these inspections are normally multi-inspector, multi-day events, we work with you to ensure that sufficient time and resources are available to ensure you get the very best opinion on the condition of the property you may be interested in investing in.

A commercial inspection is usually more complex than a residential home inspection, and depending upon the needs of the client may require multiple trades to be involved.   We mange everything for the inspection.   Where required we may request documents that would generally not be required as part of a residential inspection.  We perform visual checks on life-safety equipment and accessibility components as needed.

Document reviews, Interviews, Walk-Through Surveys and a Property Condition Report can all be included in the commercial inspection, as required by the client.   The detail is as much or as little as required, and is defined prior to any inspection being commenced.

Commercial inspections generally require a higher level of communication between client, realtor and inspector, we provide all the facilities to be able to do this on-line, ensure we can support clients from outside of the local areas.

For many business owners, the building they choose to conduct business in can also be considered their “home.” When purchasing or leasing commercial property, it is important to know the property’s current condition.
